We analyze the property records of closed sales to determine what the closest comparable property has sold for within the last 60 days - then we negotiate YOUR price at 20% to 30% below market value price.

Fact - not Speculation.

We base our rental market analysis on what we are currently getting for rent - not what we THINK it should rent for. We don't base our equity position on what we THINK a property will sell for.

Sell or Rent.

If they don't sell - they will rent. A buyer's market is the perfect time to pick up a bargain - but we avoid areas where the prices are STILL declining and where no one is buying AND no one is renting.
